Troy Shafer from Nashville Flipped is teaming up with Real Property Management Investors Choice to renovate a property here in the Nashville area. The property is located just southwest of Vanderbilt University in the historic West End area. Troy specializes in historic remodels and RPM Investors Choice is the current property manager.
The house is a rental property and has been for several years but it is time for a renovation, inside and out. Over the next few weeks, we will be following the progress and documenting the results. The goal here is for Nashville landlords and others to learn some things as well as see the benefits of a renovation.
An interesting note about Troy Shafer is that he originally moved to Nashville to pursue a dream in music. He has since pivoted into a career renovating and flipping houses. He now has his own nationally televised show, Nashville Flipped. This renovation is particularly unique because of the amount of things one can learn.
The value of repainting
The importance of a new paint job is shown in this historic house. When most people decide to repaint their house or investment property, they think of the walls. Sean Jablonoski of Nashville Flipped believes that owners should expand to something more.
“If you paint just the walls, the wow factor is not as strong as if you paint everything. Consider repainting the walls, the base boards, the trim and the ceiling.”
Repainting everything gives the look of a brand new house. Despite this house being very old, when you walk in, it feels fresh and new. While it does cost a little extra to paint more than just the walls, it could be in the owner or landlords best interest.
Potential tenants will see the “wow factor” when they walk in the door. Especially in a competitive market, like Nashville, anything to distinguish the property can help.
